Ansion Group was commissioned to assist with Master-planning approvals, Rezoning and Amending planning controls from FSR: 1:1, HOB: 10.5m to FSR: 7.3:1, HOB: 70m.
 
This will achieve a mixed residential (380 apartments) and commercial development. 

About the Development

The integrated master plan for the residential development incorporates the following qualities:

  • A new local population across a number of buildings
  • Integration with the local community in both massing scale and street scape
  • Creating a Gateway to the commercial centre
  • Buildings that contribute to a varied social and economic mix
  • Maximise short and distant views with the shape of the building
  • Socially and environmentally sustainable (both passive and technological)
  • Robust, in form and performance.

 

Masterplan Design Objectives

The Waitara site provides an opportunity for a holistic response to the urban regeneration of an industrial site, previously associated with a car dealership. Our process has been to investigate the site in terms of existing links, relationships, activites, functions and opportunities.

The project optimises the maximum potential from the site, while also responding to the current and future street scape and community. This development will create a new exciting urban ‘place’ that could expand to form one integrated precinct along the Pacific Highway.
